The seller's guide
Six steps, listing to closing.

Step 1 · First
Establish a real number
We walk through the home, review recent comparable sales in context and arrive at a supported price range, rather than relying on an automated estimate that has never seen your home.
Then we choose a pricing strategy inside that range that fits your goals.
- Note upgrades, condition and any deferred maintenance
- Review comparable sales and why each sold where it did
- Agree on a range, then a strategy
The first days on the market decide much of what happens next.

Common questions
What is my home worth?
Value depends on recent comparable sales, condition, location and current demand. An in-person walk-through and a review of comparable sales gives you a supported range rather than a rough online estimate.
Do I have to make repairs before listing?
Not always. Some repairs are worth doing before listing; others are better handled as a credit or priced in. We'll look at the home together and decide what makes sense.
How long will it take to sell?
It depends on price, condition, location and the market. Once an offer is accepted, escrow commonly takes several weeks.
Can I sell and buy at the same time?
Yes. It's mainly a sequencing question, and tools like contingent offers, rent-backs and flexible closing dates can help. We'll plan the order that fits your situation.
